Before the shoot: a room-prep checklist

Fifteen minutes of preparation does more for a listing photo than any lens. Walk each room with this list before the camera comes out.

  • Open every blind and curtain, then switch on every lamp. Daylight plus warm fixtures reads as a lived-in, welcoming room.
  • Clear countertops down to three objects or fewer. Empty surfaces make kitchens and baths look larger.
  • Hide cables, remotes, pet bowls, bins and bath mats so nothing pulls the eye away from the space.
  • Straighten rugs, plump cushions and smooth bedding. Creases show up far more on camera than in person.
  • Take down fridge magnets, family photos and paperwork so buyers can picture their own life there.
  • Replace dead or mismatched bulbs so every fixture in the room has the same color temperature.
  • Wipe mirrors, glass and stainless steel to avoid smudges, glare and stray reflections.
